This package is perfect if you are a seasoned investor and happy to be involved in the process, but are looking for some additional support, advice and management.

Our most popular package, this is the option for you if you want to 'set and forget' your investment.

This package is perfect if you want to know what your outgoings are each month, with zero surprises. 

It can also be very valuable if there are a number of changes in tenants.

Open Homes

TPM will conduct an open home to not only allow potential tenants to view the home in person, but also to provide a better assessment for you when it comes to tenant selection. You will receive reports to let you know the details of each open, but also the feedback from potential tenants

Tenant Selection

TPM will screen tenancy applications and present a shortlist to you to review.

From here, a discussion in greater detail will allow you greater confidence in selecting the perfect tenant for your property, both with your goals in mind, and to minimise as many risks as possible. It is always your choice who lives in your property.

Handover

TPM will have a detailed handover with the tenants on the day they receive keys to your property. This covers a myriad of expectations, both to develop the relationship with the tenant, and to ensure your investment property performs as it should

Maintenance

TPM will receive maintenance requests generally from the tenant, and information is gathered to be able to give you the knowledge you need to proceed with photos and descriptions the tenants can upload in the app, and will discuss the best options for you to proceed, either with our trusted tradespeople, or your own preferred contractors. You can also monitor any current or outstanding jobs within the Owner app for quick updates as needed

Routine Inspections

TPM does routine inspections differently. It is more than just a report with photos, it will include recommendations for potential upgrades to increase your return, proactive recommendations to minimise large maintenance expenses down the track, and a follow up phone call on the day of the inspection so you know exactly what is happening at your property.

Annual Review

TPM will review the rental yield being achieved at your property approximately 3 months before the end of the current tenancy. This process factors in what has been achieved in your local market previously, and what is currently on the market. The other considerations to take into account are the performance of your tenant, and TPM will recommend solutions to try to maintain the tenancy wherever possible, or handle the tough conversations if a decision is made not to renew. 

Moving Boxes, vacating tenants

Vacates

TPM knows that this can be the most stressful time for a landlord when a tenant is vacation the property. Will they clean it? Will there be damages to deal with? How long will it take to find a new tenant? We will be proactive in managing this process to minimise your vacancy periods, and ensure the property is returned to you as it was given, less any wear and tear. 

We will keep you informed of this process through each step, to minimise the stress and concern this stage can bring.

Financial results

Financials and Paperwork

TPM will ensure the correct documentation is provided at every step with your tenants. Following systemised processes to ensure that paperwork is definitely one thing the landlord does not need to think about! All documentation is uploaded to the Owner app so you can review this at any time. Further to this, TPM will take care of all your associated outgoings with your investment property, and collate all of this information for you at tax time.
